Sevrel

Commercial real estate software

One workspace for the property.Who occupies it. What the lease says.

The shopping centre, the rent roll, and the governing page — in one place. Files stay in the drive they already live in. Nothing is sent or dispatched until you approve.

Harborview Property Group

Illustrative demo · mock data. Fictional documents and entities: Harborview Property Group, Sunrise Commons. Touch anything and it is yours.

What Sevrel gives you

Six surfaces. Same login. Same permissions. Same audit log.

Portfolio

Who occupies each property, without opening a second system.

Chat

Ask in ordinary language. The answer comes with the file and the page.

Files

The library you already keep: leases, later signed changes, budgets, certificates.

Work orders

A tenant emails a leak. The ticket is waiting. Nothing is dispatched until you approve.

Email

Read the inbox. Draft the reply. You press send.

Calendar

Critical dates and meetings are prepared. Nothing is written to Outlook for you.

A tenant emailed a leak. The work order is already there.

The 9:14 complaint about Suite 310 is work order WO-1841 when you open the inbox, thread attached and vendor note drafted. A truck does not roll until you approve. A lease reader does not dispatch a vendor. This is the operations software.

The clause sits next to the answer

Ask a question about a lease and the file, section, and page come back with it. Output can still be incomplete or wrong. Verify material claims against the source; that is why it is sitting there.

The original file said 120 days. A later signed change said 180.

Leases get updated. The later document, called an amendment, can override the original. A chatbot that only opened the first PDF would give you the wrong number, with a citation that looked complete. Sevrel reads both and shows you which one controls.

It reads where your documents already live

Point it at the drive the leases are in. It indexes from there and keeps up as files change. No new filing convention.

Egnyte
Full document management: browse, search, move, rename, and file documents without leaving Sevrel.
Google Drive
Point it at the shared drive. Sevrel reads and indexes in place; your files stay where they are.
Direct upload
No drive to connect? Drag PDF, DOCX, and XLSX straight in and they are indexed the same way.
Outlook / Microsoft 365
Mail and calendar through Microsoft Graph, on your own directory and the same account your team already uses.

SharePoint, Dropbox, and S3 are not document sources you can connect today.

It prepares the work. You decide what leaves the building.

Sevrel can draft emails, meetings, and work orders. Your organization sets which tools exist. Nothing consequential happens without the required review.

Off the table

Blocked

Your organization decides which tools exist. A hidden action cannot run.

Prepared, not sent

Needs confirmation

A reply, meeting, or work order can be drafted. It sits until someone with permission approves it.

Written down

Logged

Material questions and actions go to an append-only audit log. Nothing consequential is silent.

Every customer workspace is isolated

Your company’s documents, users, permissions, and activity remain isolated from every other customer. Every row is scoped to your organization by row-level security in the database itself, not by a filter in application code. Sign-in runs through your own Microsoft Entra directory, and session tokens never reach the browser.

Written down, and hard to unwrite

Selected security and product events go to an append-only audit log enforced by database triggers: sign-ins, role changes, document ingestion, chat queries. On the commercial API we use, customer data is not used to train shared models. SOC 2 readiness is in progress and not yet audited; we would rather say so than imply a report we do not have. The security overview has the full control list.

Bring us a week of the work.

A leaky suite, a lease the team argues about, an inbox that never stops. We put a slice of the portfolio in Sevrel and you use the product, not a slide deck about it.
